Most Contractors think an small project is not a good sample where BIM could be used due to the idea of BIM services may be "Expensive". This very small project is a great sample that proves that the cost of Change orders during construction is a multiplier of the BIM coordination. We have found design errors, starting from the geometry of the existing floor plan survey, then all the suggested location of underground piping, the size of grease trap, did not fit at all in the original 2 Dimensional design, Even worse, all the overhead MEP was complete rerouted during virtual design coordination to make it fit in a reduced ceiling plenum space. Thanks to BIM Coordination, Contractor solved all conflicts before construction started, avoiding every conflict. Finally, during construction every thing was installed exactly as the BIM 3D Model Indicates. Contractor finished earlier and did not spent "one" dollar in changes.
